Exterior Painting vs. TEX•COTE in San Diego: Comparing Your Options

Exterior Painting vs. TEX•COTE in San Diego: Comparing Your Options

If you're refreshing your San Diego home's exterior, you'll usually choose between two options: a high-quality exterior paint job or a specialty coating system like TEX•COTE. Both can improve curb appeal and protect your home, but they differ in cost, durability, and how they handle Southern California sun. This guide helps you compare them honestly.

What exterior paint does well

A professional exterior paint job is the most common way to refresh stucco, siding, and trim. Done right, it includes power washing, stucco crack repair and patching, primer for adhesion, and a quality finish coat in your choice of color. Paint is typically the lower-cost option and offers the widest range of colors. It's a strong choice when your stucco is in good condition and you want a fresh look without a heavy coating build-up.

What TEX•COTE coatings do differently

TEX•COTE is a specialty exterior coating system designed to do more than change color. TEX•COTE offers heat-reflective 'cool wall' technology intended to reflect solar heat away from stucco and exterior masonry, with UV-resistant pigments to resist fading and a finish engineered to repel dirt and coastal moisture. Because it is a heavier-build coating system with specialized materials, TEX•COTE typically costs more than standard exterior paint — but it is engineered for longer service life and better performance in direct sun.

Don't assume all TEX•COTE products are the same

TEX•COTE makes more than one product, and not every TEX•COTE product is COOLWALL or uses the same installation process. Specific performance figures (such as the exact reduction in exterior wall temperature), warranty terms, and application requirements come from the manufacturer's documentation for the specific product used on your home. We point you to the manufacturer's product literature so you can review the actual claims for the product we'd apply.

Which is right for your San Diego home?

The right choice depends on your budget, how much direct sun your walls take, and how long you plan to stay in the home. We assess your stucco condition, sun exposure, and goals, then recommend the option that fits — we don't push one over the other.

  • Exterior paint — best for freshening homes with sound stucco; widest color range; typically lower cost.
  • TEX•COTE coating — engineered for homes with heavy sun exposure and longer service intervals; higher cost; heat-reflective cool-wall design.

Our coating application process

Every job starts with meticulous surface preparation, performed by Coast Remodeling Services as the licensed contractor (CA CSLB #1078174):

  • Power wash and clean — remove dirt, mold, and chalking paint.
  • Stucco and wood prep — patch cracks, seal seams, tape trim and glass.
  • Primer and base coat — apply bonding primer for adhesion.
  • Finish coat and inspection — protective finish and a clean site walkthrough.

Frequently Asked Questions

Is TEX•COTE better than paint?

Neither is universally better. TEX•COTE is engineered for heat reflection and longer service intervals and typically costs more; paint offers a wider color range at a typically lower cost. The right choice depends on your home's sun exposure, stucco condition, and budget.

How long does exterior painting or coating take?

Most projects take several working days from pressure washing and prep to final walkthrough. We give you a clear schedule before work begins.

Do you offer financing?

Yes. Approved homeowners may qualify for financing through our third-party lenders. Availability, rates, and terms depend on the lender and your credit.
